Bramalea City Centre Residential Intensification

The new neighborhood consists of a large 1 million square foot mixed-use development, which includes 1000 residential units, retail, parking and emphasis on large meaningful and functional gardens at the ground level, which terrace up the buildings and into the sky. The new neighborhood is the first residential development to be constructed within the BCC property and is located on an infill site of the old Sears building, which abuts and connects to the regional BCC shopping mall.
The gardens form the heart of the community design, around which the new buildings are carefully situated to allow for natural light on the street, views through the site and porosity for pedestrian circulation. These gardens provide an inclusive, active environment for the new residents and surrounding community to enjoy during all 4 seasons within a mixed-use setting and they are woven into the podium and carved into the towers, creating a variety of outdoor experiences and views for the residents, while also carving elegantly proportioned buildings within the new Brampton skyline.
As part of the mixed-use development, the local infrastructure was also upgraded, including Peel Centre Dr. and the Dixie Tributary. Peel Centre Dr was widened to accommodate bike lanes, landscape buffer and a wider sidewalk. A new landscaped Tributary Garden was added in order to deal with the stormwater and flooding, while beautifying the street for pedestrians, cyclists and drivers.
This project is being LEED ND and LEED BD+C certified and we are targeting Gold for both. The “One Planet Living” guidelines have also informed and influenced many sustainable objectives and practices that are being implemented throughout the project, not only making the project environmentally sustainable, but providing healthy, diverse environments for multi-generational living, working and playing.
